How this calculator works
Cash to close is the down payment plus loan and settlement costs plus prepaid items and initial escrow deposits, minus the earnest money you already paid and any seller or lender credits.
Your Loan Estimate and, later, your Closing Disclosure show the official figure. Use those documents to fill in these fields once you have them.
Common questions
Is earnest money in addition to the down payment?
No. Earnest money is a deposit made with your offer. It is normally credited toward what you owe at closing.
How much are closing costs?
They vary with the loan, the lender, the title company, and the location. Buyers often see 2% to 5% of the purchase price, but your Loan Estimate is the number to rely on.
What are prepaids?
Prepaids are costs paid at closing for things that come due later, such as the first year of homeowners insurance, prepaid interest, and the starting balance of your escrow account.
A loan officer can walk through them with you. It costs nothing to ask.
